How SAP Calculations Work in 2026 – Including the Home Energy Model Transition
In 2026 the UK building industry is in the middle of one of the biggest regulatory changes in decades with the introduction of the Future Homes Standard.
SAP 10.3 remains the approved methodology at launch, with the new Home Energy Model (HEM) rolling out a few months later.
SAP calculations assess the energy performance of a dwelling by comparing it against a notional building. The process involves two main stages – ‘as designed’ and ‘as built’ – and produces the documents required for Building Control sign-off and the EPC.
We are fully trained and ready for both SAP 10.3 and the upcoming HEM. The new Home Energy Model uses hourly simulation for far more accurate energy and carbon predictions, especially for modern technologies such as heat pumps, solar PV and battery storage.
