SBEM Calculations Pricing Guide for Every New Project
At sap2sbem, we believe in transparent pricing with no hidden extras.
Whether you’re working on a new commercial build, warehouse, or office conversion, our SBEM reports and BRUKL certificates are priced fairly and delivered fast.
All calculations are completed by a small team of accredited assessors and reviewed for full Part L compliance. We also provide advice to help you achieve a compliant result without unnecessary additional cost should the design fail. Although each project is individual and can be difficult to price exactly without seeing the plans, here is a price guide based on our experience:

FAQ's (Frequently Asked Questions)
Q: How long does an SBEM calculation take?
A: Typically 2–3 working days to a week from receiving your plans and details if all the information is there. Generally, there will be some back and forth with emails/calls as the model progresses and the details are filled in.
Q: What information do I need to provide?
A: Scaled Floor plans, scaled elevation plans, sectional drawings, building use details, heating, ventilation and lighting specs if known at the design stage.
Q: Are your prices fixed?
A: Yes — most projects fall within the ranges above and has been structured based on experience. We’ll confirm your exact fee before starting after reviewing the project plans and scope.
Q: Will the fee include an EPC (Energy Performance Certificate)?
A: This depends what stage your project is at. If is pre-construction, then we will issue a BRUKL Compliance report. If the project has been built and an EPC is required, we can produce this for new build projects. There will be an additional fee for the EPC, usually from £150 depending on the changes from the design stage. If the property is an existing building that has been refurbished, a local Non Domestic EPC Assessor may need to be instructed (either through us or independently) as a site visit would be required to issue the EPC.
Q: Are there any building you don't assess?
A: Yes — We don't assess complex buildings with Atriums, Automatic Opening Blinds or with ventilation systems with enhanced thermal coupling to the structure. These types of properties are complex and would need to be assessed through a different methodology to iSBEM. For more information about iSBEM, click here.
